Genie Chain Drive 500 Garage Door Opener, Model 1035-V

What is in the box, and which listing fields to ignore
The listing title says Model 1035 while its details table gives the model number as 1035-V, with manufacturer part number 38956R. Genie's own page uses the plain Model 1035 and the same Chain Drive 500 name, so the identity is settled between the two sources.
Read the kit list from the bullets rather than the details table. The bullets say the system comes complete with a single one-button pre-programmed remote, a lighted push button wall control and the Safe-T-Beam system, and adds that it works with HomeLink and Car2U without repeaters or hubs. The details table's included components field is cut off mid-sentence at the words includes chain drive garage.
Two other fields on the listing do not describe this product. The item weight is given as 12.72 pounds and the material as plastic, neither of which fits a chain drive opener, and one bullet carries entry-door lock text telling you to measure your door's backset, cross bore and thickness. A garage door opener has none of those measurements.
Genie's page contradicts its own footnote on door height
This is the point to settle before ordering. The feature paragraph on Genie's Model 1035 page says the half HPc DC motor can operate residential sectional garage doors up to 8 feet high and 350 pounds in weight. The footnote at the foot of the same page says the opener is for residential sectional garage doors up to 7 feet high, with an extension kit required for 8 foot doors.
The listing does not resolve it, because it gives no door height at all. So the only two height statements available come from one Genie page and disagree with each other. Ask Genie in writing whether an 8 foot door needs the extension kit before you buy for a tall opening.
The 350 pound figure is not contradicted anywhere, so that is the number to measure your door against. Genie lists an extension kit among the accessories it recommends for this model, alongside an LED bulb and a surge protector.
HP on the listing, HPc on Genie's page
The listing's second bullet calls this a 1/2 HP DC motor. Genie's page writes the same motor as half an HPc, which is a different unit, and defines it in a footnote: horsepower comparable, or HPc, designates that the opener meets Genie's lifting force specification for the amount of horsepower mentioned.
In other words, Genie is publishing its own lifting-force comparison rather than a measured motor horsepower, and the listing has dropped the letter that makes that clear. Take the figure as Genie states it and not as a motor rating.
On the drive itself the two agree. Genie describes a factory-assembled chain drive with a five-piece tube rail system that needs no assembly hardware, and the listing repeats that the five-piece rail snaps together with no added hardware required.
The warranty row, and what it excludes
The listing's manufacturer warranty description reads five year motor and gearbox, five years chain, one year parts and accessories. The warranty PDF attached to the same listing is Genie's own document and its table agrees, so the figures are confirmed on both sides rather than resting on the listing alone.
The row covering 1135 and 1035 reads five years on the motor and gearbox, one year on core parts, one year on accessories and other parts, five years on the chain, and one year on the battery backup where the opener is equipped with one. Genie defines the core unit as the powerhead, the wired or wireless wall control, the Safe-T-Beam system, the J-arm and the rail.
The conditions matter. Labour charges are excluded and fall to the purchaser, the warranty is made only to the original purchaser and is not transferable, it applies only to residential installations in the United States and Canada, and it does not cover batteries, use of an extension cord, missing or damaged parts from clearance or open box sales, or repairs to door components.
One bulb, sixteen devices, and no app
Genie's page says this opener carries a single light bulb and recommends Genie LED bulbs, with a 60 watt maximum if an incandescent bulb is used. The manual says the same in more detail: A19 bulbs only, 60 watts maximum in incandescent, CFL or LED equivalent, and no bulbs with a short neck.
The manual also warns that standard LED bulbs may reduce the range of your remote controls, and Genie recommends its own LED bulbs for this opener. The remote runs on a CR2032 coin cell, which is an ordinary part rather than a Genie-specific one.
Neither source lists Wi-Fi, an app or a battery backup with this model, and Genie's page carries the California notice that state law SB-969 requires all installed garage door openers there to have battery backup as of 1 July 2019. What the page does offer is room to grow: Genie says it pairs with up to 16 wireless devices including remotes and keypads.
The monthly list, the sensor rule, and who to call
Genie's maintenance table is mostly monthly: the contact reverse test, lubricating rollers and hinges with a light weight general purpose grease, a Safe-T-Beam check for loose connections, cracks or worn insulation with the lenses cleaned, a door balance check and a battery backup test where one is fitted. The chain is inspected yearly for excessive slack.
On the sensors the manual is absolute. Only the Safe-T-Beam sensors included with the opener may be used, and it says not to fit photocells from another manufacturer or from another opener. It also sets the mounting height at 5 to 6 inches above the floor; the alignment rules that go with that are in the manual and are not reproduced here.
The wall control goes within sight of the door, far enough from it that you cannot touch the door while using the console, and at least 5 feet above the floor. On door hardware the manual hands over completely: springs, cables, brackets and pulleys are under extreme pressure and tension, and a trained door system technician does that work.
